Courthouse clock starts this morning. Teton County commissioners are in session today (Mon, Sep 28) at 9 a.m. at 150 Courthouse Drive in Driggs — Zoom on the county agenda. Headline hour is 11 a.m.: Wild Water / Teton West School rezone on N Hwy 33. Same day carries land-code hearings and the S.M.A.S.H. recreation-center appeal. Monday at the courthouse: private school on 33, family land splits, and an appeal

Teton County commissioners meet today at 9 a.m. in the Commissioners’ Meeting Room, 150 Courthouse Drive, Driggs. The land-use block stacks three public hearings:

• 10:00 a.m. — Cook / Residential-2.5 zone (land development code amendment)

• 10:30 a.m. — Administrative / family land divisions (LDC amendment)

• 11:00 a.m. — Wild Water / Teton West School zone change at 2301 N Hwy 33 — about 6.5 acres from RN-5 to Industrial Research for a small four-year private high school in the old furniture buildings

Commissioners opened the school hearing Sep 14, took no vote, and put deliberation on today’s clock so a development agreement could cover traffic, pedestrian access, and utilities. Highway 33 access was most of what they talked about last time. Same agenda also lists written decisions on the Spud Drive-In special use permit and the Moose Creek (THH LLC) guest-ranch land-code amendment, plus the S.M.A.S.H. recreation-center appeal, solid-waste equipment buys, and a Priority Dispatch agreement for 911 call-taking software. 🏡 THE LAND REPORT

Driveway math on 33 starts Thursday. Beginning Oct 1, ITD (with Teton County) will permanently close five minor access points on SH-33 between Driggs and Victor — at 1520, 2116, 3228, 3714, and 4760 S. 500 W., plus two nearby four-wheeler tracks. Through traffic on SH-33 is not supposed to stop for the work; residents redirect via 500 West and the major south county roads (1000–6000 South). The change ties to the county’s Safe Streets for All study. Expect crews and barriers through the fall. (ITD news release, Sep 21, 2026)

Driggs streets + next Tuesday’s hearing. Tonight’s special council session is executive-session only on South Fifth & Johnson. Next regular council is Tue, Oct 6, 6 p.m. at City Hall with a public hearing on ZC26-1 — 1.87 acres on East Ross Ave from RS-7 to RM-2 (multi-family). (Driggs council; public notices)

Still watching (Victor). The Kunz ~56-acre Baseline/Aspen rezone (RS-16 → denser RS-7) was continued toward Oct 14 after planning recommended denial — confirm the posted October Victor agenda before you mark the calendar. AJ Linnell Trail easements were accepted 2–1 last week; groundwork still waits on signatures and a separate BLM piece.

Wed, Sep 30: the joint powers agreement between Teton School District 401 and Teton Valley Parks & Recreation reaches the end of its initial term at midnight (per last Digest). Watch school and parks packets for any revised draft.

Packed Saturday in Driggs. Reuse Rendezvous fills the Teton County Fairgrounds 9 a.m.–1 p.m. — community yard sale, 40+ sellers, shop/sell/donate/volunteer (Targhee pass raffle for volunteers). Same morning: Teton Valley Art Market returns to Center Plaza outside City Hall, 10 a.m.–3 p.m.

River duty, then BBQ. Teton Valley Trout Unlimited meets at the Bates parking lot at 10 a.m. for a Teton River cleanup — bags and gloves provided, floaters welcome, prizes for most flies and weirdest find. Cookout back at Bates at 1 p.m. (donations appreciated, not required).

Cranes close the festival. Greater Yellowstone Crane Festival wraps today. Morning tours run through Saturday; free community celebration and crane art auction is 4–7 p.m. at Grand Teton Brewing.

Trails thank-you tonight. TVTAP’s Trails Throwdown is 5–8 p.m. at Moose Creek Ranch in Victor — BBQ (~$25 suggested), music, lawn games; optional group hikes/rides from 3:30. Dinner capped at 120 (RSVP). Overlaps the brewery crane party, so pick your lane.

Teton County commissioners meet Monday, September 28, at 9 a.m. at 150 Courthouse Drive in Driggs (Zoom on the agenda). The headline time is 11 a.m.: Wild Water / Teton West School — a request to rezone about 6.5 acres at 2301 N Hwy 33 from RN-5 to Industrial Research for a small four-year private high school in the old furniture buildings. Planning recommended approval in August; commissioners opened the hearing September 14, took no vote, and put deliberation on this Monday’s clock so a development agreement could cover traffic, pedestrian access, and utilities. Highway 33 access was most of what they talked about last time.

Same agenda carries written decisions on the Spud Drive-In special use permit and the Moose Creek (THH LLC) guest-ranch land-code amendment the board already passed — the rural lodging category capped at 45 units / 90 beds with 60% open space and a special-use permit for every proposal. Also listed: the S.M.A.S.H. recreation-center appeal, solid-waste equipment buys, and 911 dispatch talk. Commissioners are on the calendar again Tuesday.

What it means for you: if you drive Hwy 33 north of Driggs, care who builds what outside city limits, or have been following the guest-ranch fight that grew out of Moose Creek Ranch, Monday is when the paper trail moves again. Show up or watch the Zoom if either map touches your commute or your backyard.

🏡 THE LAND REPORT

Victor’s council accepted the AJ Linnell Trail easements 2–1 on Wednesday and approved a maintenance agreement with TVTAP and Mountain Bike the Tetons no extra conditions attached on e-bikes, enforcement, or closures. That unlocks legal access from Cemetery Road onto the BLM ground above town; groundwork waits on signatures and a separate BLM piece.

Still watching: the Kunz 56-acre Baseline/Aspen rezone (RS-16 to denser RS-7). Planning recommended denial; the applicant asked Victor’s council to continue the decision toward October 14. Confirm the posted October agenda before you mark the calendar.

Wednesday, September 30: the joint powers agreement between Teton School District 401 and Teton Valley Parks & Recreation reaches the end of its initial term at midnight. A revised draft went to the school board earlier this month; whether that version is already adopted isn’t fully clear on the public record yet — worth a glance at the next board packet.

Tetonia neighbors: Idaho DEQ is taking comment through Monday, October 5, on a draft reuse permit renewal for the city’s wastewater plant. Wildlife–vehicle collision comments for the county’s Safe Streets study are most useful by October 30.

⛰️ FIRST TRACKS

The rodeo is HERE. The inaugural Ridgeview Pro Rodeo hits the Teton County Fairgrounds tonight and tomorrow (June 12-13). It’s a PRCA and WPRA-sanctioned event with a reported $250,000 purse, which means real national-circuit cowboys, not a local exhibition. Saturday night adds a country concert under the Tetons. Get there early; parking will be a scene.

Driggs-Reed Memorial Airport is closed. The city shut down the airport on the morning of June 6 after discovering a problem with a section of the runway's asphalt. We’re watching for a reopening timeline.

Free pancakes on Saturday. Fall River Electric’s annual Energy Expo runs Saturday, June 13, at Teton High School, with a free breakfast from 8 to 10 am and bucket truck rides for the kids.

Some drought relief. That late-May stretch of rain, thunder, and hail did real work: the south end of the valley has improved out of the Extreme Drought category.

🏔️ THE HIGH LINE

A billionaire just bought the Driggs 160

The 160-acre parcel of state land northeast of the valley known as the “Driggs 160” has a new owner. Idaho auctioned the property last Friday, and billionaire Thomas Tull bought it for $5 million. The land folds into his Teton County, Idaho, estate, which now spans more than 8,000 acres.

The wrinkle: the Beard family, fifth-generation ranchers, have grazed that parcel for more than 30 years. Nick Beard actually supported the sale, on the logic that Tull is likely to keep the land undeveloped, and Tull’s spokesperson says he intends to offer the Beards a new grazing lease.

What it means for you: the valley’s biggest story, in miniature. Land that used to change hands between ranchers now changes hands at auction for millions, and the best-case outcome for open space is a billionaire who wants the view to stay empty. Expect more of this, not less.

🏡 THE LAND REPORT

P&Z watch: Driggs Planning & Zoning met on Wednesday with two applications open for public comment. We’ll recap the outcomes in Tuesday’s issue.

On the docket: the city has been moving on big structural stuff lately: a proposed zone map covering 23 parcels near Fremont Ave and South Fifth, a new Transportation Master Plan, a Workforce Housing Incentive Program for the Land Development Code, and Phase VI of the Shoshoni Plains development. If you care about what this valley looks like in ten years, these hearings are where it gets decided.

Talk to the mayor: Mayor August Christensen hosts the first “Community Conversations” event on Tuesday, June 16, at 10 am. Show up, ask the thing you’ve been posting about on Facebook.
